Most jobs go wrong at the join. The plasterer can't come back until next Wednesday, the tiler blames him, the materials were ordered wrong, and you end up refereeing it with no bathroom and no experience. That's the bit I've taken out.
I price the job, I'm on the tools for it, and I'm the one who answers when something needs deciding on site. When a job needs more hands to get it done quicker, I bring in trusted, accredited people I've worked with for years and I manage them — I hold SMSTS and First Aid, so I'm qualified to run a site properly under CDM, not just work on one. Electrics and gas go to my sparky and my Gas Safe engineer. Either way there's one person accountable for the lot, and it's me.

The rental I bought in Scawsby and took back to brick myself: new water main, new kitchen, bathroom and toilet knocked into one, bedroom, pantry, landing and garden. Every trade done by me on evenings and weekends around a forty-hour week, with friends and family mucking in on the stripping out.

I'm Jack. My grandad had a plant hire business and I was driving a digger at nine.
I never really got over it. At fourteen I was labouring in the school holidays and I got a proper passion for the shovel — I wanted to be the best at it, so I got better every summer. Twelve years on site later, that hasn't changed: the two best parts of any job are still the first morning with the machine and the last handshake with a happy customer.
The qualifications came the same way, on site rather than in a lecture theatre. A degree apprenticeship, four days a week on the job and one at Sheffield Hallam, and I came out with a first in Construction Project Management and the CIOB Certificate of Excellence. I ran projects worth over £10 million as a PM here, then commercial jobs up to £1.7 million in Brisbane, managing people two and three times my age.
And I packed it in, because a project manager works for somebody else and rarely gets to be on the tools. I'd rather mitre and resin-fill a floor of tiles than sort through 150 flagged emails. So now I do both: I do the work, and I run the job to the standard I was taught to run seven-figure ones.

Is Greenside Projects a big company or one person?
Greenside Projects is Jack Irving, a sole trader based in Doncaster. On most jobs he does every trade himself, start to finish. On larger jobs he brings in trusted, accredited people to keep the programme moving and manages them himself — he holds SMSTS and ran projects worth over £10 million before starting Greenside. Either way he is the one accountable and the only person you deal with.

No. Every other trade — groundworks, driveways, patios, bathrooms, kitchens, joinery, fencing, tiling, plastering and decorating — is done by Jack himself. Electrics and gas are the only two jobs handed to a qualified electrician and a Gas Safe engineer he's worked with for years.
