Every finished room has work behind it that nobody sees again once it's covered: service runs chased and boxed in, dry lining taped and jointed flat, old concrete patched back so the new floor sits level, cabling and pipework routes prepared before the electrician or plumber's first fix. Get this stage wrong and every trade after it inherits the problem. Get it right and the finish goes down flat the first time.

I price it on request because every one of these is different, but it's priced as a fixed job, not a day rate with no end.

  • Whether it's a stand-alone job or part of a bigger one I'm already doing
  • Materials: matching an existing profile or finish takes longer than a clean upgrade
How I do it
  1. Look and scope

    Photos or a visit to see what's actually there, not just what the plan says is there.

  2. Prepare

    Old material patched, cut back or removed. Services routed, chased or run to where the next trade needs them.

  3. Line and finish

    Dry lining taped, jointed and sanded flat, or the fabric made good so the next trade has something square to work to.

  4. Sign off

    I'll tell you honestly if what's behind the wall or floor needs more than expected before I carry on.

Questions I get asked
What counts as a service installation or upgrade?

Anything in the fabric of the building that has to be right before the visible finish goes on: dry lining, chased-in service runs, patched concrete or brickwork, upgraded pipe or cable routes ready for my electrician or plumber to connect to. If you're not sure whether your job fits, send me a photo.

Do you do the electrics and plumbing yourself?

No. I prepare the routes and the fabric around them; my electrician and Gas Safe engineer do the electrical and gas work itself and certify it. I coordinate it so it happens on the right day in the right order.

Can you fix a patch of damaged wall or floor before another trade starts?

Yes, and I'd rather you asked than let another trade work over it. A tiler or plasterer covering a bad patch just moves the problem under the new finish.

Is this only for builders?

No, homeowners and landlords too. It's often the thing that's been putting a job off: nobody wants to quote the messy bit on its own.
